I understand no tenant may move in without written management approval*

I acknowledge that lease has the verbiage required from the declaration.*

I acknowledge that Units may be leased only in their entirety, and no portion or fraction of a Unit may be leased without prior written Board approval.*

I acknowledge that subleasing and assignment of leases are prohibited without prior written Board approval.*

I acknowledge that all leases must be in writing, in a form approved by the Board, and must comply with the Declaration, Bylaws, and Rules & Regulations.*

I acknowledge that short-term, transient, or vacation rentals are prohibited, including but not limited to Airbnb-type arrangements, unless otherwise authorized by the Association.*

I acknowledge that all leases must require the tenant to comply with the Declaration, Bylaws, and Rules and Regulations, and that such compliance is deemed incorporated into the lease even if not expressly stated.*

I acknowledge that I am fully responsible for the conduct, violations, fines, and damages caused by my tenant(s), occupants, or guests.*

I acknowledge that violations by a tenant constitute a default under the lease and may authorize lease termination and eviction in accordance with Georgia law.*

I acknowledge that the Association may enforce the governing documents directly against the tenant, including eviction, as attorney-in-fact on behalf of the Owner, and that all associated costs may be assessed as a lien against the Unit.*

I acknowledge that if I become delinquent in assessments for more than thirty (30) days, the Association may require my tenant to pay rent directly to the Association to satisfy outstanding balances, without relieving me of liability.*

I acknowledge my obligation under Georgia law to maintain the Unit in a habitable condition, compliant with applicable health and safety codes.*

I acknowledge that I must provide the tenant with written disclosure of the Owner's name and address or authorized agent, and update such information as required by Georgia law.*

I acknowledge that I will provide the tenant & management with a 24-hour written notice for any repairs, inspections etc. *

I acknowledge compliance with federal and state Fair Housing laws and understand that discriminatory leasing practices are prohibited.*

I acknowledge that the Declaration and Bylaws grant the Board of Directors the authority to adopt, amend, and enforce rules and regulations governing the use of Units, Common Elements, Limited Common Elements, and the conduct of Owners, tenants, occupants, and guests.*

I acknowledge that the Board has the authority to establish rules necessary to protect safety, security, privacy, and the quiet enjoyment of the community.*

I acknowledge that all Board-adopted Rules and Regulations are binding upon Owners, tenants, occupants, and guests, and are enforceable regardless of whether they are expressly stated in the lease.*

I acknowledge that no alterations, installations, or attachments may be made to any Common Element or Limited Common Element without prior written approval from the Board or Management.*

I acknowledge that unit entry doors, door frames, hallways, corridors, and building exteriors are considered Common Elements or Limited Common Elements, and are subject to Board regulation.*

I acknowledge that tenants and occupants are prohibited from installing or using Ring cameras, doorbell cameras, surveillance cameras, or any smart device with a built-in camera or recording capability on or facing: Unit entry doors, Hallways or corridors, Common Elements or Limited Common Elements, Any area outside the interior of the Unit.*

I acknowledge that audio or video recording of Common Elements or other residents without authorization is prohibited, regardless of device type.*

I acknowledge that any such devices installed without approval must be immediately removed upon notice, and failure to comply may result in fines, violations, or further enforcement action.*

I acknowledge that I am responsible for ensuring my tenant's compliance with all Board-adopted rules, including device and camera restrictions.*

I acknowledge that violations by tenants, occupants, or guests are deemed violations by the Owner, and that fines, costs, or enforcement actions may be assessed against the Unit.*

I acknowledge that failure to comply with Board rules may result in fines, suspension of privileges, or additional legal enforcement, as permitted under the Declaration, Bylaws, and Georgia law.*
